Affordable Housing Update Feb 2022

The development of the affordable houses is continuing. There have been one or two early setbacks.

  • It has been decided that the foundations for the properties must be piled. This may take a little longer.

  • HDC have been very slow in resolving planning condition queries.

On the positive side

  • The initial connection for mains water to the site and eventually the dwellings has been completed

  • The connection to the electricity supply to the site has also been completed

  • There was a problem with a BT cable which has now been resolved.

  • The footpath running alongside the site is expected to be fenced off and re-opened in March.

  • Formal approval has been given by the Highways authority for the works to connect the new road on to the existing B661. This will take place between 7th and 17th March and will lead to partial road closures.


General

There have been some questions raised re surface water drainage from the site by some residents. HDC, and Anglian Water have laid down criterion with which the developers have confirmed their intention to comply. This includes a tank type reservoir under the new road and an aqua flow control releasing water into the ditches. This has the effect of limiting the flow of surface water from the site to 2 litres a minute.


Occupation of the Properties

The dwellings are not now expected to be ready for occupation until late 2022 or early 2023. Any applicants for both the rented properties and the shared ownership will be assessed against the local criterion.

Shared Ownership

It is the intention to try to sell the shared ownership off of plans.

People need to register with the Help to Buy agent for the south of England https://www.helptobuyagent3.org.uk/ . These databases will hold much of the key information required and will be cross checked against the names on the e-mail register above.

The shared ownership plots have been valued 100% as follows: The portion to be included in any purchase needs to be negotiated.

2 bed house £255,000

3 bed house £310,000

However, these prices are subject to revision and will be revalued 3 months prior to the sales completion date.


Rented Accommodation

People need to be registered on the HDC Homelink system https://www.home-link.org.uk/choice/

The rents for the social rent properties are already set and won’t change. They are:

1 bed flat £84.53 per week

2 bed house £113.26

2 bed bungalow £108.38

3 bed house £124.91
